Don't just buy a house because it is cheap, everyone has posted good advice here. 

If you are looking for a cheap and easy solution, there is a product called hardware cloth that you can use to cover the opening with.

It would probably have to be a fairly cheap house (or duplex would be even better) but real estate is all about getting your foot in the door.

It was by no means not cheap but I have always been of the volition that if they can do it better and faster than you then hire it out so they can give you time to focus on the bigger picture. 

I have a property that I would probably rather sell except for the fact that I have the money borrowed at such a cheap rate.

I should have been buying houses like they were candy bars when they were super cheap, and then worried about heavy rehabs and slowing down when prices (and rates) rose.

Market I’m looking to buy is super cheap and the minimum I was able to get with my 2 go to lenders was $75k. 

No it's not as cheap as the Midwest but the appreciation here is starting to rival what we saw in Cali a few decades ago.
