@Ryan GuerretteYou mentioned being new to investing in real estate - You likely want to work with a CPA who will be able to tell how different segments of real estate are taxed(buy and hold, flipping, wholesaling) as they are all treated differently.There are also many tax codes that are favorable to real estate investors(1031 exchange, 121 exclusion, depreciation, real estate professional status).

There is one additional tax to be levied against high cost health plans in 2018, but other than that, what you see now is what you get.I am unaware of any aspect of the ACA that penalizes individual practices in any manner, so would be very interested to understand how you arrived at this conclusion.That said, as segments of the American population continues to age, medical offices are very likely to be a decent investment providing there is not already oversaturation of the local market.

The downtown has a ways to go before it really recovers, some parts of it are likely better than others but I'm not on top of it because it's a segment I'm not interested in.There may be some interest in rentals in the south part of Calgary, particularly around the South Health Campus (new hospital).
