Not saying it can't be done at two separate title co's but it's a pain.....and I wouldn't recommend it just starting out. 

I recommend compiling an analysis/presentation stating that your parents will save an "x" amount by working with you instead of "ABC" local property managers.

If you purchased a property, it is recommended to perform a cost segregation study prior to improving / rehabbing the property as it is harder to document after the fact.

Hire an attorney and proceed with the eviction.In the future, I recommend you don't accept "landlord references" from friends or family members.

I wouldn't necessarily recommend that a family with 3 kiddos go out an buy an STR but since you already own it and have it furnished, its a pretty easy trial.

It's a low barrier to entry and a good option for you, I would highly and I mean highly recommend you focus on location.
