While these factors are not meant to deter you from investing there (I have no experience with PR investing), it should give you pause, and you should be aware of all of the risks when purchasing property there.

Taking notes is hard as you're walking through unless you have plenty of time to slowly walk and pause and write through all the units of a MF property.

I know Brandon Turner mentions this in one of his books, so I'm wondering if trying to go for both cashflow and appreciation is what is causing the pause for me as I only see one of the other.

California sf Bay Area market increased about 12% in December 2017, compared to dec 2016.Over the last 6 years, the price pint increased about 300%~400% on average.Rent increases have paused for the last year.Prices seem to continue grow due to super low inventory.

These kind of numbers are giving me pause about plans for 2017/2018 as I've begun to flip houses.  

It wouldn't stop your plan, but rather you are pushing pause for 6 months. 6 months vs. several years of paying student loans and the interest lost on that and potential of profits of using that money somewhere else.
