Having thoughts putting an offer in for a car dealership lot in the intercity (Class C neighborhood) that I would like to lease long term NNN.

They saved money, bought a home in a neighborhood they believed in, and held on.

We know it's challenging because so much has changed post COVID, fed rate hikes, etc. but that's how you avoid rehab mistakes, bad neighborhoods, and terrible deals. 

I haven’t worked with them yet but I’ve been following them on FB for a few months now and it looks like they are a one-stop shop.

You shouldn't touch a Baltimore neighborhood under $200k unless you are a very experienced landlord with class c/d properties.

Also with the population growing due to foreign plants opening shop there. competition can be very fierce & properties left for auction is minimal.

If a neighborhood is full of STRs, then not as scary.

Now I'm shopping around for an attorney to proceed. 

Howerver, I have resrvations about how this will impact the community's living standards as the development will immediately border some neighborhoods and could bring unwanted environmental impacts and noise. 

The Bloomington-Indianapolis area has diverse submarkets, and identifying the right neighborhoods with growth potential is crucial.
