I think monthly calls to review the financial performance or any large incidents are great, but there is no reason an owner should be involved in tenant selection or day to day decisions.I don't know of too many property managers who are also investors themselves.

Insurance policies and LLCs are designed to help after an incident has taken place and both should be considered, but a thorough assessment of risks and a plan to mitigate those risks will help prevent an incident in the first place making both you and the potential victim better off.I think the choice of insurance or LLC is a personal decision based on your appetite for risk (which is why I try to gain more control and focus strongly on mitigation strategies).

It was after that incident that I continued and only in non-RE loans.As I mentioned, you can arrange by agreement who administers or services the note, that does not make them the lead lender, that is by participation having the greatest amount funded, they are what they are.So long as arrangements are made to ensure every investor doesn't lose money, it's good, really that means having reserves and usually not more borrowed funds.

Especially when you have tenants pulling or slamming the door.If this is an isolated incident then maybe all you need is hollow core door, which is much cheaper.Hope this helps.
