I think monthly calls to review the financial performance or any large incidents are great, but there is no reason an owner should be involved in tenant selection or day to day decisions.I don't know of too many property managers who are also investors themselves.

It was after that incident that I continued and only in non-RE loans.As I mentioned, you can arrange by agreement who administers or services the note, that does not make them the lead lender, that is by participation having the greatest amount funded, they are what they are.So long as arrangements are made to ensure every investor doesn't lose money, it's good, really that means having reserves and usually not more borrowed funds.

Especially when you have tenants pulling or slamming the door.If this is an isolated incident then maybe all you need is hollow core door, which is much cheaper.Hope this helps.
