@Carson Pethan glad to hear you got the forms from Wisconsin Legal Blank - they are very good contracts, you need typically 5 or 6: the lease, rules and regs, lead addendum, smoke and CO, pet agreement and non-standard lease provisions.At the day of closing provide the tenants with an intro letter to ensure them they are not getting kicked out, plans for new leases, your contact info, how to best reach you and when, how you wish to receive rent and anything else that matters to you.You could consider keeping the leases, MTM has certain advanatages for the landlord - but if the contract is poorly written might as well...1.)

And yes there may be liability to the landlord, but the standard policy explicitly states they only pay liability claims due to damages in their residence premise for the causes of loss of smoke, fire and explosion.

Smoke or water remediation over a 2-4 week period can be expensive.That being said, establish a rebuild cost with your contractor that you are comfortable with.

We have stringent requirements for credit score in (above 650), and also have a strict policy for no-smoking or burning of anything (no incense or candles).

But I would venture to guess, the tenant is just blowing smoke and that their comment was reactionary to when you told them they would not be getting their deposit back.Good luck!

Oddly enough A gas powered pressure washer will blast out any stain imaginable in carpeting..( thank you YouTube)  But I will Pre treat with .99 cent joy from the dollar store if it’s human blood spilled koolaid or has cigarette ash stains .
