Hundreds of "Bidders", buy on behalf of an investor/buyer.

For me, I'm a very conservative investor and may look through a hundred deals a month, and at the end of the year only invest in 4-5.

When you start talking about scaling and it's hundreds of units/accounts it's just not longer easy to pick up that many rapidly.  

We are an all in one team… Licensed agents, manage hundreds of doors, in-house maintenance (on payroll) single family and small multi family properties.  

Basically, in my opinion a total waste of time and money.The quality of their marketing is well below poor, based on sending hundreds of yellow letters to essentially the pre foreclosure lists, hoping to get lucky with the deal of your life.

A few hundred a month per unit, if actually achieved which is far from guaranteed, is not going to do it.  

Our team then analyzes all of them (yes humans who have helped me personally flip hundreds of homes in these markets, not just some algorithm), and only sends out the ones that pass our initial underwriting to your clients.

.- We've upgraded 75% of the units with fresh flooring, paint, cabinets, countertops, and appliances as needed.When we took over the property the 16 units were producing around $9000/month in gross rent.I just checked our rent roll today, and we just crossed $17,000 in gross income monthly!

While there is no harm in getting a contract notarized, I have never bothered with hundreds of contracts under my belt. 

So, when the insurance company sends them my Declaration page it will have the LLC which would be on the deed & my personal name .Every LLC will be an additional $200 yearly ( as you know ) & my insurance will go up several hundred on each property.
