I use a market algorithm.

The key component I use prior to the list is running a double algorithm on the market to tell me where to spend my marketing dollars.Those algorithms are based upon the followingNumber of Cash Absentee purchased last 6 monthsNumber of SFR unitsNumber of NODs or Lis PendensNumber of REOsAverage Days on MarketMedian Sales priceNumber of 30% to 100% equity to medianPercent equity to UnitsNumber of units in the bottom 1/3rd, middle 1/3rd and top 1/3rd of median

The equity determination is an algorithm and in most cases very accurate however lately it hasn't caught up with recent appreciation.

Remember Facebook has changed it's algorithms.

Use the filter of 30% or more equity as the algorithms in your market haven't reset yet.

What I didn't see in the presentation was a methodology or basis for an algorithm that could identify vacancies.

Lenders are using that BPO and their algorithms that they buy from CoreLogic to determine an opening value and your price has to fit within a percentage of that value or you’ll get kicked instantly.
