- Do I qualify for for a section 121 exclusion sense I lived on the property for the first 2 years of ownership?

The Owners Agreement has been a big help as it delineates the exclusive use/rights and shared rights to each area of the property. 

For insurance in South Florida, I’ve heard good things about companies like Citizens and some specialized providers that focus on high-risk areas.

Our established process provided the financial backing to secure the property, enabling Debra to focus on the resale strategy.

My belief is that arcade, pool tables, etc. would provide a different experience and might be more likely to rope in the whole family.I initially wanted to bring over my modded PS2 with a bunch of games, but I've heard horror stories about doing that. 

I do not think options 1 and 2 are mutually exclusive, in fact I think you should do both. 

I thought I could just have a title company do some research and provide me with information about her property (Liens, unpaid debts etc.).

In our experience, working with a "company" is not going to provide the best service or pricing.

When a lot of tenants are involved, you want to provide as many options as possible.
