So buying in the DST gets them into something with a slice of ownership on an asset they could not afford on their own.Also sometimes buyers have excess funds such as 1 million down to own directly 1031 and then have 100k or 200k leftover and they place leftover in DST's.It's all situational and each avenue has pluses and minuses to it.
