I believe that telephonic and video interactions will become more widely acceptable for court hearings.

I ran to Starbucks this morning (coffee machine is a community amenity on our rooftop lounge, access to both recently removed) and experienced a very gratifying interaction with plenty of social distancing.

I truly believe an LLC would really only help if there's practically no interaction between you and the tenant. 

There many ways to conduct real estate moving parts with out all personal interaction in a safe way. 

Based on my limited interactions with the tenants and seeing their living spaces multiple times I feel confident in two of the three tenants.

@Todd Dexheimer Yes, you're right for during the contract period but to say that the seller has to guarantee the rent post closing would be an extraordinary measure that he/she wouldnt really have control over.
