After that incident, I feel it's necessary to distance myself from the asset through a corporate structure.

If an insurance company can show that you failed to exercise your duty to inspect as well as fix any known issues that resulted in someone getting hurt they more than likely will not cover the incident.  

So, things have calmed down and there haven't been any more incidents since then.

The only difference was when I had the incident with the citation, the entire building inspection crew in my borough was arrested for bribe taking, and I had to hire private building inspectors to certify with the city having the right to reinspect.
