You typically need cash on hand to buy these properties as well (not all, some can be financed), and you may be hard pressed to find a HML that will lend on the property.

Personally unless you are hard pressed to find other deals, I would walk away from this one and also from this agent.

Otherwise, I think you'd be hard pressed to find a better rate than 3.75% for an investment property (though if you do, let us know!)

Alexandra, building an online brand is really the same as what most Realtors do when they build a physical brand (signs, cards with photos, publishing articles in the local press, events, etc).

He's going to need more time but if your pressed for it you may need to find another contractor to wrap up the project and settle up with your first contractor when they are back to work.

They get a a lot of negative press (which they should if they are not set up right), but if they are set up like Thomas is mentioning (for cash value), they are very powerful.
