If you can lever up 4x to 5x on a $2M property that doubles in value every 10-12 years, who cares about landlord-tenant laws?

Flipping during a bear market or high-inflation period can present some unique challenges, but it’s still possible to profit if you approach it carefully.

I too care about the reliable cash flow and not so much about the overpromised value add.

Make sure you have a handyman contact and also research to find emergency service people (plumber for sure). you dont want to have to go searching at 11 pm at night because of an issue.

I would be careful of sending out google review requests with work orders.

If the later, then set a timeline for say 5 years (don't care how long) and then sell and go your separate ways.I do have a business partner/friend on the investment side and we have three properties/ten doors together.
