Giving gifts, waiving late fees or bending policies only creates an expectation that you will do the same in the future.

Being in South GA I wonder if they make it a bigger deal than other areas and bend you over on the charges??

After living in beautiful Bend, Oregon, for a few years I realize I need a beach setting.

Don't try to bend the rules...that's called mortgage fraud. 

I recently have a new tenant who has been there for a month and wants a new fridge, wants me to add a new light switch to the bathroom to turn off fan exhaust to save money on electricity, wants me to buy new door alarms.The fridge is functional and working, he is upset that the insides bend a little when he puts a lot of food in there.

Ones that need work take longer and I have noticed that the sellers are willing to bend a little more.With the interest rates and Phoenix economy so hot, housing is still in big demand and rents are very high also.I would tie down a good agent, ( or 2 or 3) to find you some good deals. 

I am in the South Bend, IN 46616 area and parts of the neighborhood are up and coming.
