As someone with a CPA background, I emphasize more than anyone (perhaps with the exception of the truly amazing @Michael Plaks😄) that a nuanced approach is required for tax tool implementation.

If you rent out a property in Oakland, you can't legally discriminate against someone with a criminal background, except a sex offender - there's a bit more protection if you're house hacking and live on the property.

I do currently work full time so I would like to put it up on furnished finder as a 1-3 month minimum rental to start out and be able to run background checks etc. 

They offer a background check / tenant screening service, which is paid by tenant.  

@Philip Feinstein I don't think the location of the CPA matters provided that they have a solid background in Real Estate and software/tools to support you remotely.There are 20+ real estate CPAs commenting in this forum.

You can do most of the screening process and background check part from afar and get a new tenant set.
