My family and I are planning to upgrade our living situation in a few years but we live in a HCOL (New York City) area so it’ll probably take that time to save up the down payment.

All other fees such as duct modifications, code upgrades, labor and materials ect, ect, are not covered.

Recently there has been an increase in petty crime in the area with one of our tenants cars being broken into.

Some of the things that have happened during the last 7 years of running STRS, loose deck boards, rotten outdoor steps, broken interior hand rail mounts, loose electrical outlet...Any of those could cause a major accident so they were repaired asap.

The other numbers seem to be good estimates (higher on the upgrades and lower on the rent).What do you think?

We are in 3 DOM market, These days even Owner / inexperienced buyers are super aggressive, I saw lot of broken homes are bought by owner occupant and not by flipper , if they don't care about all these mess/possibility to sue, then the job of buyer agent is simply a Docusign transaction exchanger.  

During the inesption, it was found a drain snake was broken off in the sewer piping and the tenants reported previous backups. 

The replacement handle costs about 10 bucks on amazon if truly broken but still only takes like a couple minutes to fix.  

Leaving paint and broken ladders???

You're loaning tenant $25K for the upgrades that they have no title to and tenants agree to pay you back at over X years.
