My plan was to look at surrounding areas to find potential deals but what is the procedure when it comes to working with the title companies and closing on these deals?

These 'Micropolis' or mini cities exist all over the US, they are centers of there county and although they are stagnant in job and population growth, they are a necessity for all surrounding towns.  

In order to find enough deals to scale a buy and hold real estate I would most likely need to explore surrounding towns, say 20-30 miles between.

So, if there are any flippers/investors in the Sacramento and/or surrounding area that could recommend a competent and professional GC, that would be much appreciated.

I think I could only get about 1600-1700 for the house compared to the surrounding area and the small size of the bedrooms.

I am more interested in surrounding areas that have strong rental markets, where folks can still commute into Boston by train.

All tile floors setup to be very low maintenance. old bIIldIng but most of the major work/ repairs have been done.Building is very near a redeveloping area, in 5-10 years should be a much nicer area of downtown, but they will still be low income apts.Its unique in the fact that it is surrounded by new buildings so it is its own ecosystem, if that makes sense.. problem is that ubless you dropped serious money into it its always going to just be what it is. low income. very small spaces, would have to empty entire building drop 100s of thousands on it and re rent with new image..

One of the projects that are underway with Akron and surrounding area, where the City of Akron are doing a Tax Abatement for 15 years, with residential rehabs, and new construction, 5k or more in repair.
