Purchased a 3 fam in Jan 2024 built in 2016 in an appreciating expensive market across the Hudson River from Manhattan NY. 2 units were vacant on acquisition and completed rehab in July, 3rd unit tenant vacated in May and completed rehab this week.

I have been having an absolute blast and find my self incredibly blessed for the life I built with my family.  

While small demo projects are typically better to have built into carpenter's bid, versus hiring a dedicated demo crew, each scenario will dictate that.  

It's developing rapidly and has demand for tenants.

I found a great realtor That did a lot of legwork for me on my first rental and overtime We built a relationship.

The other issue with that area these were post ww2 homes and built as cheap as you can build a home so the bones are no good either on most of them..

And you built it up while on active duty, that's awesome! 

Many small multifamilies in markets that I either invest in or have considered investing in recently are typically built in the 1980s and earlier which are in need of major upgrades. 

Initially we had this home built to be a primary residence for us & later decided to rent it.
