Turn Key provides built in relationships but there are draw backs to that approach( you will typically loose a lot of your equity capture as that becomes the providers profit and not your wealth).

I recently had discussions about homestead and other exemptions with the county.Based on what I have asked my local municipality about homestead and exemptions here in this area, the homestead is when you are occupying the property so if I were to move into an apartment that I do not own, I loose the homestead.

@Pari Thiagasundaram  lost note is no big deal like Dion said. other wise they have no note to sell right.. if they lost it what are they selling  :)  there is probably a LNA which should sufficecrap I lose notes all the time .. at one time I had 400 HML s out... were I was the bene.. bound to lose one  :)  not sure then why anyone would sell this note with such a small balance  unless it was subordinated and its really a very junior lien

She'd love to have monthly payments vs a lump sum then loose 25% to cap gain taxes since her cost bases is near zero.This is the pitch:  offer to give her asking (if its really worth that much) but she'll get much much more from earning income on the interest on the balance.

Here I am; I've had rentals in the past and didn't know what I was doing and ended up selling the properties....mistake.I'm here to learn as much as I can so I'm not making mistakes, you'll see me in webinars, on the forums asking questions and overall trying to gain the knowledge necessary to not loose money in real estate investing.
