I'm from Gardiner and that's a dramatically different market.

I would intend on owner-occupying that unit for a year and then renting it out at market rent ($850) to boost total rents to $3,930.  

Your initial post was pretty dramatic. 

I've seen several different businesses in their infancy get a boost just from going around to different offices' sales meetings pitching their service or product.

Also, cheaper oil almost always boosts the local economies of outside oil-producing regions.

My personal prediction is that this complex, which is already under valued, will just increase dramatically once the revitalization is complete and the light rail station goes in.  

We've had a more dramatic increase in our larger/higher price point units (2-3 BR, 1-1.5 Bath) as opposed to our 2 Bed 1 Bath apts.Hospital jobs seem to have a big economic effect throughout Eastern IA as well.

Over the years, I have found that if you have a clear data model (ideally 'implemented' in MySQL for instance) your success rate(s) for all other functions (UI, processing functions, interfaces, etc.) goes up dramatically.
