There are lots of realtors that do 1% listings like Redfin and also individual discount agents but they are not as good so people choose not to use them.

There are tons of qualified individuals who can help you shop products and their select lenders playbook utilizing the find a lender tab at the top of the page more often than not, an experienced broker who can help you shop a married of options, across-the-board of every lender in the nation is going to be able to provide some great value to you in order to save time on shopping.

That includes additional homes (and portions thereof) titled in the individual's name, bank and securities accounts, future paychecks, etc.

They are condo-ized and sold individually.

If you want to be completely certain, then you can dive into the zoning regulations and make sure there isn't a maximum amount of un related individuals living in one residence or specific bans on ADUs without enough lot size.I hope some of this helps!

You seem to be a perfect candidate for "DSCR Loans" - which are the typical option here for real estate investors looking to use an LLC vs. individual or some of the requirements you mentioned. 

From what I had read, I thought it might be 1% but when I look at the top 100 cash flow markets for 2024, they are all less than .8% so then I questioned :-)  I understand this report is identifying markets, not individual listings.Thanks again!
