Overall as mentioned I'm just glad I wasn't blowing smoke and wrong about in what I said. 

She just left the property on Sunday and I did the walk through to assess any damages and immediately was hit by a very strong smell of cigarette smoke.

Good evening, I have issues with a smoking tenant.

It also means you are subject to inspections every 3 years and if the city then says "We know require Wireless smoke alarms" or we require mold-certificates, or some such new thing, cuz it's WHATEVER they decide(!)

I was a huge skeptic but when 3 sessions got me to quit smoking, I became a believer.

Make sure all smoke alarms are working, no windows painted shut, no exposed wires, etc.  

Writing things down makes them real inside the brain otherwise just like smoke they can and will blow away and dissapate without a trace.  

For example you tell them don't smoke they do it anyways I keep the deposit but then I have to repaint the whole place.
