Since the expense doesn't make sense for you, I assume there's likely a mark-up profit on the repair that you could negotiate with to meet in the middle.

An agent can make maybe only $1,500 on a  50k listing for the same amount of work it would take to sell a 500k listing, while a wholesaler can mark it up 5k, 10k or 20k if the price was right. 

I am thinking of changing my exit strategy from my typical BRRRR to a little fix and flip to generate some side income.It's like I am thinking of hitting the reset button to find better results elsewhere.

At the 6th month mark you can elect to do a "rate & term" refinance if the LTV is 85% or less.You can use the same title company "Master policy" to save a good chunk of change on the refinance and ask for an AVM to avoid an appraisal (if no cash out).
