How do you know 60k reno is really the price it should be, 60K is a MASSIVE job, Roof, 5- 8k, assuming, 25- 30 sq, Furnace $1700k, HW 1300, Spackle Paint, 3kish. 

Markets with high volatility and uncertainty in the job market are places I would look to deploy this tactic. 

Once you get licensed, it is hard to take that away as long as your home/business is doing a good job. 

I just did an exceptional job for my Seller and got her more money with the Buyer had agents who did her a disservice and she paid more for it. 

Isn't it their job orchestrating materials and workers to get the job done?
