Will the LLc need to be converted to a partnership and corporation as a separate entity?

I do not know the source of your RE crashed 50% at Great Recession (GR) or that residential RE has barely surpassed their peak prices from before the GR.I have seen numbers of property decline from the GR range from 20% to 33% nationally.
