I compare leverage, insurability, taking write offs, cash flow, monthly  expenses, transportability, speed of decline in a crash, ease of unloading in a crash, forced equity improvement, things like that.

I think I would write both of them one letter.

When I read things of this nature, what comes to mind is, did the person writing this actually do that themselves.

I'm very happy with my choice, they are doing some additional scope at no cost b/c we're friendly (it's in writing), and the framing inspection is scheduled for this week!

Write out one 1 page exactly what your looking for, a detailed, focused exactly what your looking for not "a property I can profit on" but are you looking for single family, multi, flips, how much reno in flips, structural or just cosmetic, BE SPECIFIC.

If there is minimal furniture, that's ok, but bear in mind that the Inspector will have to cover his butt by writing into the report that the house was not clear and therefore his conclusions may be invalid and he is not liable for missing anything.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
