When I purchased the property, the pine trees were swaying in the wind, the skies were beautiful, blue, and the stream running from the mountains past my house was calm and beautiful. when I moved in it was raining, the stream was overflowing, and the pastor was flooding.

Some of those may skew the value up a little and some down but this should give you a good blue print.

Blue homes make some beautiful boxes but I doubt it would make sense unless it is a primary residence.

We're also getting it from the south as people are being priced out of Logan Square and moving further up the blue line.  

I agree with one thing ... if I'm in the mood for some good BBQ or good blues music, I'll look to Memphis.
