If you have a 2.4% rate on your first, a 2nd lien or HELOC is likely going to be your best bet to access the equity without incurring higher rates via a refinance. if you sell you wouldn't be buying a "second" property anymore.

Hi BP, I'm considering selling off my small portfolio of 3 SFH's and moving the money into either a Delaware Statutory Trust via a 1031 or just selling and paying the tax and then reinvesting the money in a syndication.

It seems that 5 years ago or so, an investor could buy a turnkey rental and see it appreciate right away = investor felt they got a good deal.Today, prices aren't increasing as fast, or as much, so investors aren't seeing that almost immediate increase in the value of their turnkey purchase = they don't feel like they got a good deal.Throw in that it's taking over 30% longer to find a tenant today versus 2 years ago, and investors are even more nervous about their purchases.So, many investors are chasing higher value for their investments via trying to cut out the turnkey operator fees.

@Justin Holley it all depends and there is a lot of flexibility.Our PMC is able to pay insurance & taxes for owners as well as utilitieis on vacant & MF properties.The only thing we shy away from is mortgage payments - too much potential liability if we pay late due to our error or owner portfolio doesn't have needed funds.Pretty much anything specifically related to a property should probably be paid via the Property LLC for easier accounting/tracking.

Granted, some "gurus" are not what they claim to be, but, if you do your research and have as much faith as you do in your so-called professors, you will find the one(s) with which you feel most comfortable and provides the most necessary information for you to move forward in your quest for financial freedom via real estate.
