I have always wanted to see my family prosper.

although you never know with those new on line companies like prosper etc..

Although these towns are small, they are very near larger, more prosperous cities, where many small towners commute for work.

The only way i see to position againt this is lower priced properties with cheaper rents, as new developments will necessarily be top of market rents.If you can find a deal with rent advantage in a decent area, great, if not, maybe diversify, into; syndication, some reits, online lending(prosper etc) and maybe an alternative asset class like industrial.Also don't discount dry powder when the next big stock market correction shows up!

I did four years in Saginaw back in the 80s during my radio/TV life.Carrollton (pronounced KARL-ton) is almost completely surrounded by Saginaw Township, which is the most prosperous area of Saginaw.

If this could be a prosperous area i think i would be ok to settle down for a good amount of years and grow my business there.
