They are some sort of bot that positively talks about a product, seminar, or guru after negative criticism has been given. 

Motivated sellers will have to price aggressively to stand out in a crowded market so there will be deals to be had if the current trends continue. 

The first day of the seminar was motivational speaking, telling ppl how to become rich with this deal (still not mentioning anything about buying left overs or OTC deeds)  Every presenter gave same little speech, of course they all said "You don't need money" and keep pushing their lender, which is pretty much themselves with a different name asking for 3% interest a month...

Do we do it through some sort of PM?

I haven't heard of that sort of agreement being commonplace.

Frivolous stuff where plaintiffs were looking to get onto some sort of public assistance forever based on a fall or a stumble where one should not have fallen or stumbled.

@Vi Huang contractors are only motivated by one thing, "Money." 

Spending some on marketing/mailers/trying to find motivated sellers would be a better use of your money (in my opinion).I downloaded one of his "free" blueprints to building wealth flipping vacant land.

Note: you can get commercial financing for 1-4 unit properties.When you talk to your local planning and zoning department, 2 or more units are considered multi-family.Since this discussion was about zoning, not financing it is more correct to refer to a duplex as multi-family.In my area (the area of the original poster) a conforming duplex would be zoned as multi-family with duplex as permitted use, and could be financed as residential real estate.Hopefully that clears it up.It's sort of like a tomato.
