From my limited experience, the AirBnb UI is far more intuitive and user friendly.

It's counter intuitive, but it's true. 

I'm no fan of Intuit, the company, and feel they perpetuate the horrible situation we find ourselves in because they make money off of it, but their software is GOOD and is thorough (for at least non-RE things), efficient (importing data, analysis v. prior years, etc) and explained a lot which was the point I was making to the preparer. 

Doing your homework, careful screening, and some intuition it what you need to help you put the right tenant in place.

Buldium has similar functions, but it is less intuitive.  

Yes, larger banks offer much better options for personal banking and have multiple branches nationwide and super helpful/intuitive websites.

We have room for off-street tandem parking on our property but aren't able to legally build additional covered parking due to lack of setback space, etc...My intuition says they wouldn't still require covered parking spaces if they are saying that garages can be converted into ADUs? 

Intuitively, it seems I would use the Florida LLC. 

My intuition is that as long as the total cost of rent plus utility bill back is equal to or less than they will pay somewhere else I should be fine. 

While the interface isn't as polished as cozy.co, it has many more features. tenantcloud.com was a close second but I found the interface much less intuitive than innago.com.
