I tend to go for the "low hanging fruit" The easiest to reach, and most likely to respond people.

It's going to be different for each person depending on what they feel comfortable with.I personally prefer apples over oranges, because I have never been a fan of citrus fruits :)

I will probably continue to increase my goal until I can step away from my day job without significantly slowing down my RE machine.

There is no low-hanging fruit, if you want to buy below market and cash flow a California rental you have to be prepared to turn over every rock looking for worms.

I mean if you forgo a few nights out you could buy a vending machine for crying out loud! 

My GC (who is freakin awesome) came out and determined it was due to the washer machine hose and possibly the faucet valves was not fully turned on.

Disconnect the washing machine, use that faucet and get a longer hose. :)

Get a couple more estimates..I insulated a couple properties in the fall and it was far more reasonable...I bought material from HD and got machine to blow free...Handyman/1 helper completed task(of course get someone who knows what they're doing...took about 2.5 hours on each property....

The black marker keeps the machine from reading the address makes them handle the mail by hand which seems to get the system updated sooner then the "right" way of doing it.
