Have around 10 units self managed and looking to optimize my business systems to be slightly more scalable and automated.

So as a listing agent/broker I will need to be more optimized for this marketing and processing of inquiries. 

Does anyone have any recommendations on how to expedite this process or a recommendation regarding law firms and collections in Maryland?

I typically do most of the work myself or hire my handy man who does just about everything and for a great price.I definitely have more experience in the construction industry than in the mortgage one for now, but I would love to chat further if you're willing to share some of the knowledge you have :) (up to this point it has been only my mother and I investing and we have about 6 properties collectively.)Thank you for all of the input!!

I've never been the landlord for a commercial property but have leased commercial property before - I leased through a commercial real estate agent who was acting as a leasing agent for the property owner, and the property owner was the one who collected my rent and is who I made repair requests to so personally haven't dealt with a Commercial PM before but will continue to follow this thread to learn more!

Would it be a beneficial/does it make sense to run the "business" transactions through the LLC (collecting rent, maintenance/repairs, etc)?

- How do you currently handle tasks like maintenance requests, rent collection, and tenant communications?

Is it legal for me to show the property to the prospective tenants as long as I don't collect commission or sign any paperwork. 

Maybe this is d class area where collecting rent has challenges, inspection should be done often, lots of tenant conflict, etc.  

An example problem statement that I may have stated (and built the software for) in 2003, when I started investing full time: Build a tool for lead generation that collects county records from the county recorder's office (and property card data), finds the recent first mortgage defaults  from trustees websites or public filings for properties that are between 1000 and 1700 square feet, in a neighborhood of 90% like-kind properties with greater than 20 parcels, houses built after 1978, that can cash flow at current rates when fully leveraged.
