It's a little more work to find someone willing to do this kind of scenario, and in my personal case I just charge my normal rent and I'm content with that because it cashflows.

They should have a spreadsheet of the assets bought and sold, also a P & L statement of some kind. 

With exception of one mentor who I greatly admire and respect, I have spent 1000's over the years on RE courses collectively and not experienced this kind of support, encouragement or expertise without having to pay quite a bit for it.

But that % of students is very small kind of like the  % of folks that actually make a living trying wholesaling.

As an anecdote, we think we are pretty damn good at management, and because of the human side of providing this kind of service, we can miss someone's expectations. 

Another thought is to find some previous guests (like myself) that are still around, or still alive, and bring them back some years after their previous show, to kind of document their RE journey.
