The takeaway here is to become familiar with determining loan quality for yourself when working w/ a broker.In addition to the capital gains issue Jeff mentioned, there is cash drag.

I also extended the kitchen / dining room in the bottom unit by about 200 square feet to provide a usable indoor space and replacing some of the covered outside patio.

If your just looking to have a company website then Wordpress or Wix or Square Space will all work well for you.

For square footage I try and stay between +/- 250sqft.

I own several properties here and work with OOS from Cali and WA who buy turnkey, brrrr, and short-term rentals.Cost of properties are cheaper and home prices are doubling every 4-5 years.
