We all had to see a bankruptcy wave coming this is only making it easier.  

I think the amount of renters who are behind is overstated but once the cases start flowing I see a large backlog and a wave of evictions.  

When you say buy and hold, are you looking more for a place to simply park your money and catch the appreciation wave?

I’m making informed guesses on insurance based on my own primary residence insurance rates plus some “non-primary residence cost inflation.”Phoenix is definitely a bit of an appreciation play so cashflowing at 8% is good enough to let me ride that wave.

@Carrol Rhead Yes indeed, it seems like maintenance issues come in waves.

Which is why my metric of choice is the IRR (and a little magic wand waving :)

NJ just enacted the "New Jersey Foreclosure Prevention Act" in anticipation of the wave of foreclosures after the Moratorium Expires. 

Lenders have been slow to catch on to the STR wave, and the ones that do it will generally want to make sure the property would debt service as a LTR as a fallback.

Hi @Bob Ross, I can understand that people are scared right now with people paying $100k over the asking price and waving the appraisal contingency but I don't see any proof of a bubble.
