Even when it is completed there is ongoing monthly cost to keep the code from breaking and keep it secure and updated.

Hi @Jorge Vazquez I agree it was mainly lawsuits, scams and fraud that drove up the rates but how are regular investors and homeowners supposed to absorb these huge increases.

I have redone the foundation, all new electric, all new plumbing (PVC to the street), all new kitchen, added a bath, new flooring, all new windows/doors, updated all insulated while walls were open for electrical, new furnace/AC, new siding.

I think novice operators are trying go too heavy on amenities to compete with the big boys/girls/people and they can't do it as well because they don't have the operational experience.Consistency is the key for new operators and that goes for quarterly photo updates, dynamic pricing, and communication.Too many people got into the space in the past three years who thought of STRs as passive income when that is just silly.

Ive been a longer time user of reireply.com, they've in the last 2 mo updated to a new add on called creativereireply.com that provides leads for you based on a 50mi radius of a chosen zip. 

Updating the interior is costing me $63,000 for demo, installation, and materials.
