A lot of Asian immigrants would settle in Vancouver for its proximity; but you are right, the greater Toronto area will absorb the majority of new immigrants for job prospects.

It's awesome to see other female investors around.  

We have 20 something females where I live (The Village, Oklahoma) that can go jogging the neighborhood at pretty much all hours of the day without concern for their safety.

Male/female mix can be a problem though isn't always.

I am not interested in being a slum lord and I wouldn’t want single female tenants to be afraid or uncomfortable living in my buildings.

I’ve listened to friends who are not into real estate investing and have advised me on only renting to males who are a lot easier than female tenants (..I take exception to this but can understand).

But its not Portland.. when I first came here my female Staff would think nothing of going down town at night alone etc.Now they wont even go to town at all..

It's a staple in the asian community.

Female animals will bleed and the scent will attract every animal in the neighborhood.
