Vegas is a perfect example U can buy a 400k rental there and in many  cases the taxs will be lower than say a 100k rental in Jackson MS.

U get a few of these folks that are influencers and then you get the herd mentality..

And he just keeps pumping out his U tube and the US guys who allow him to sell their properties you have to question them as well..

U can explore but if you actually want to do a project like this you will need to bring in someone who is experienced and bankable.

U know this is how some sharp folks will play this.

My greatest pain point is not that the deals failed, although that certainly adds salt to the wounds, it's the poor communication, false narratives, chasing (almost begging) for updates, lack of full disclosure, the smoke and mirrors, etc.

rate is usually better and U wont pay as much interest..
