Also people always say go through local lender but local lenders are not in abundance in MI only localbroker so keep in mind they may use a lender in different time zone.

Also if something were to happen it's easier for a property manager to handle it, rather you trying to handle from half way around the world on a completely different time zone.

Unless they are a principal broker they do not keep it all and have to split the total commission paid or pay a per transaction fee and so much per month for a desk fee.Given you are out of the country likely on a different time zone there is probably a lot of heavy lifting on a broker/agents part to do this.

I think the bottom line is with TK I am paying a premium on the TK providers effort which brings the prices more in line with MLS but it is difficult for me to say look for BRRR when I am in different timezones and still have my work.

Being 2-3 hours behind on the timezone also helps ;)2) Primary residence equity return is 0% as you may have guessed, but once you strip the equity (my property went up 45K in one year) you can reinvest it in markets like Indy where it makes sense for 15-20% cash on cash returns to receive tax benefits, have tenants pay down mortgage, get cash flow, and use that cash flow to pay the HELOC and STILL have money left over3) There are ALOT of people with money in the coastal markets.

My assistant was even chosen from a pool who could work in the time zone I requested.The two biggest downsides are that you have to pay for two months upfront (the cost per hour is just $6.85 I believe, so two months of part-time work is just over $1000), and you have to get a different assistant for each specialized skill you need.
