I reached out on BP and so far there's a lot of people willing to give me advice, but for the most part when I'm scouting around for deals or HMLs, the HMLs tell me that they only work with experienced investors, and so far the people I've reached out to in my area (Newark) about deals haven't responded.

My preferred way to scout out neighborhoods and areas.

Does anyone recommend a service like rentometer or neighborhood scout specifically?

I have been continuously scouting some new deals in my city on the MLS.

We scout properties online, offline in and outside the MLS (there are some good deals that can be found here).We are specializing in Tucson and the surrounding, but we can provide good leads in other areas as well.  

The 7-unit I bought as a value-add property and added about $100k in equity over the last year, so I'm not opposed to doing similar projects in the future if profitable.I know how to analyze a deal and calculate NOI when scouting properties (though admittedly these properties were acquired many years ago, before I knew much about RE investing).  

Don't offer to be a birddog (where you scout for properties and they give you a few hundred dollars,) but for the same effort offer to co-wholesale for 50/50 split.

I know that KC is pretty hot (what market isn't right now) but I've decided to take a scouting trip to get a feel for the city and network a bit.

Most importantly, I spend time scouting for deals.
