Cumberland is Not an easy place to invest in. i recently closed on a duplex and i am in the middle of a rehab. i am bringing my Contractors from Hyattsville MD. because is hard to find them there. also i am planning to make them STR due to the location of the property.

Learn location value first before doing a large project.  

I didn't see a location option for Ventura, County, CA, I hope that's not bad news. 

I would recommend working with a TK provider that has options for you to diversify in multiple geographical locations.

I promise you will have options once you finish renovating.If you purchased correctly (location & purchase price), you will have enough equity so that you can either sell it for tax free capital gains, cash out refinance (if mortgage rates are lower), or pull a HELOC to acquire your next property!
