Unless the lender is small and inexperienced, I would assume the due on sale clause would trigger if you purchased the LLC. 

The way you phrased you opening questions - "I want somebody to do X" seems to come from an inexperienced person.

What I suspect is that this is a private party deal where the buyer is an inexperienced agent and just did the contract themselves on the side.
