The biggest things for our energy bills are: how many ac units are on the house and do you have a hot tub.

And while their amenities are much smaller than the newer resorts, they did a good job with them such that they look great in listing photos, with the big bright water slides etc.

And if you do, you are going to possibly sacrifice the value of the tenant that you get for the price that you're getting upfront, and if you're going to lose your tenant that you currently have then you risk the vacancy, having to do a rent turn, and that would come with more maintenance, and many additional costs that you would have To encumber that would most likely far exceed that $160 extra that you were trying to raise in the first place. vacancy means no money coming in, and then your investment is dead in the water.

How long will you go without hot water before withholding rent, calling the city or just moving out?

When it was clear water was running from the unit.

We went over the inspection report with the agent and he only highlighted the floor and water heater needing replacement.. and that everything else is cosmetic.

Your PM replaced the water heater because it was leaking.
