There are no restrictions on foreign property ownership in Portugal and transaction costs are generally low.Portugal will grant a 5-year residency permit to non-EU citizens through Real estate investment (the program is called Golden Visas, look it up).

In 2021 we bought the building for $1.5M using private lenders, pushed the occupancy from 50% to 80% occupancy and it appraised for $3.125M, allowing us to pay back the private mortgage.Right now, we are in the predevelopment process of design and piecing together the capital stack for the redevelopment deal, which will be made up of historic tax credit equity, RestoreNY Grant, DRI Grant, etc.

Literally, first come first serve, assuming you are granted a judgement, of course. 

If we take that fact for granted -- that, for example, the average tenancy is 6 years -- then that means that some tenants stay 1 year and others stay 10 years, but when you're running numbers for a property as such then the realistic scenario is that you won't have any vacancies or turnover costs for about 6 years.

Are there banks or financial institutions that would grant a loan at less than 25% down, say 10% for someone with exceptional credit? 

Granted, my experience trying to manage myself after I PCS'd is a little different than yours will be if you live in the area.

All depends on how much work is needed, which granted could be a lot. 

Remember, it doesn't need to be Grant Cardone!
