Just shake your head regretfully and let them know it' s a great property bu you can't pay that much.  

I probably shouldn't generalize to all situations and all states, bu I can't imagine a situation (or location) where this would be an issue.2.

Or the other option is to withdraw the money, pay the tax and penalties and then bu the props.

In Georgia we are one of the few states that uses a closing attorney instead of a title person or notary,escrow agent,etc.The closing attorney still uses a title company for the search and writing the policy bu tit's the attorney at the closing table going over all the docs.We can still do remote closings where the people do not have to be present.M/H/S has been a partner with Michelle at Solid Source for a long time.I remember the little speeches they gave back in the day.They are very large now and they do a good job.J does MHS just offer that one contract free or all contracts??

That's a pretty special skill.I mean, if I were trying to do that evaluation, I have to admit I would basically just be pulling numbers out of my bu ... out of thin air.  

PS- i saw  couple peope mention Ashevlle bu not a lot of jobs there soa lot ofpeople cant afford a lot. 

I think it's possible for a local operator, with extreme knowledge of the city - street bu street, great systems, and a great team to make money on these.
