Don't worry about whether an agent would find you properties less than $50k. 

Look up Michael Blank and apartment investing together and you will find a great resource who is giving a ton of info away from free on how to start in apartments.

Just like this new wholesaling law.. you will have many listen to wholesale gurus who will never mention which states have these regulations they may make a small mention about legality but they will take the money first and worry second about their students.

If your goal is cash flow, then your best bet may be to live in it for 2 years, and then take that tax free gain (250k single person, 500k married) and buy elsewhere.
