I am, however, coming across some discussions mentioning that a prospective lender or bank you'd be working with on the refinance may be able to see that the title on said property was slyly financed to yourself through your LLC and this could/would be likely to trigger a "Due on Sale Clause" which would screw everything up totally??

I know with this being your first rental, the idea of vacancy is scary, but please trust me; a month of vacancy while you wait for a great tenant is going to save you thousands of dollars, hundreds of hours and immeasurable amounts of stress compared to what will happen if you pull the trigger on a questionable tenant because you are eager.

Just open escrow and close as normal.. title company will send for a reinstatement figure you put your downpayment they reinstate for you all is good.Not sure if this will trigger the Alienation clause or not.. technically it does but that's at lenders discretion.
